Nurses, teachers and paramedics are among the key workers eligible for a $10,000 housing rebate as South Australian Developer Kolabb releases 26 townhouses at Anderson Lane, Southwark Grounds.
The Key Worker Housing Rebate will be available on selected homes for eligible owner-occupiers working in healthcare and allied health, education, emergency services, aged care, disability care and childcare and early learning.
The homes include a mix of one to four bedrooms, offering both Torrens title and Community title, connected by tree-lined laneways, Anderson Walk Linear Reserve and a central pocket park.
Designed by Studio Nine Architects, the release is the third townhouse release to come to market at the former West End Brewery site in less than a year.
The rebate will be available on a limited number of homes through an Expression of Interest process and allocated on a first-come, first-served basis.
To qualify, buyers must work in the eligible key worker profession, live in the home for a minimum of 12 months, and have a gross household income of no more than $120,000 a year for singles or $180,000 a year for couples.
Alongside the rebate, the release will also include a range of homes to suit different buyers, from one-bedroom townhouses through to premium four-bedroom residences.
Homes are available across 12 individual designs. One-bedroom homes start from $629,000, two-bedroom homes from $895,000, three-bedroom homes from $1.295 million and four-bedroom homes from $1.56 million.
Skye Bayne, the Executive Director of Sales and Corporate Affairs at Renewal SA, said the rebate will create another pathway into home ownership close to the city.
"Southwark Grounds is being delivered with a broad mix of housing so people at different stages of life and on different incomes can find a home in this precinct," Skye said.
"Key workers are often employed in and around the city and the rebate being offered by Kolabb at Anderson Lane opens up another pathway for those people to buy within walking distance of public transport, open space and the CBD."
Kolabb Managing Director Karl Fielke said the rebate was designed to support home ownership for people who make a significant contribution to their communities.
"Key workers are the backbone of our communities, yet many continue to face challenges entering the housing market close to where they work," Mr Fielke said.
"Through the Anderson Lane Key Worker Rebate, we're seeking to provide meaningful support to help essential workers achieve home ownership in a high-quality, well-connected location."
Located about 2 km from the Adelaide CBD, Anderson Lane sits within walking distance of public transport including trains, trams and buses, along with the River Torrens/Karrawirra Pari trail and the Adelaide Park Lands.
Mr Fielke said Anderson Lane's location made it well suited to key workers.
"Being close to major hospitals, schools and emergency services means supporting key workers to live nearer their work can cut travel time and give them a better balance between work, family and lifestyle."
Civil construction is expected to begin in the second half of 2026, with housing construction to follow in the first half of 2027. The homes will be delivered by builder Centina.
Anderson Lane follows Founder's Row, the first homes released at Southwark Grounds, which sold out within weeks of launching in late 2025, and West Village on Anderson Street, where eight Affordable Homes Program listings sold out within days.
About 1,700 homes are targeted for delivery at Southwark Grounds over the next decade, supported by a supermarket, retail and hospitality offerings, a revitalised Walkerville Brew Tower, a childcare centre and well-connected public spaces.
